How A Tucson REALTOR® Can Help You Build A Custom Home

One of the most popular misconceptions about getting a REALTOR® to help you build your home is that it costs you money. In fact, it will save you money. In Tucson, to encourage buyers to come them, the builder will pay for a REALTOR® represent you. The only stipulation is that the first time you contact the builder, your Tucson real estate agent has to be present.

There are a number of reasons a real estate agent is helpful. Building a custom home is complex. A good REALTOR® will not only negotiate a lower price on your behalf, they will also help the homeowner navigate the thousands of choices they are faced with.

  • Which lot is best?

  • What brand of appliances?

  • Which finishes make sense?

  • Is the price worth it?

The decisions you make in the building process will greatly affect how easily your home sells if you ever need to move, and it will also greatly impact how much you enjoy the space. It's possible to build a house you adore in a new development that turns out to be in a location you don't like. It's also possible to build an incredible home with every modern luxury that will never sell for your asking price because it's unreasonable for the neighborhood. As your REALTOR®, we can help you balance what you want with what makes sense.

I would highly recommend Michael for any residential real estate need. I listed my home to test the market and received a contract on day 5 for just $2,400 less than my asking price. I was not prepared for such a quick sale! —Falena Reed

Types Of Tucson Home Builders

When building a home, it's important to understand how what you want fits into the local building climate. Not all builders are the same. Luckily, we'll be here to help you choose the builder that's right for you.

NATIONAL BUILDERS

A rule of thumb is the larger the builder, the lower the price per square foot will be for the home. Large national builders buy large tracts of land and build a large volume of homes. Generally speaking, large builders will not make changes to their plan or procedures. Some examples of large national builders in the Tucson area are Pulte Homes, DR Horton, KB Home, Lennar, Richmond American, and Meritage Homes.

REGIONAL BUILDERS

Regional builders follow the same logic as the larger national builders. However, they usually incorporate higher-end design features into homes in more desirable locations. The homes are usually more attractive in terms of design, included features, and neighborhood dynamics. Streets tend to be wider with more cul-de-sacs, better spacing and orientation of the homes, and more community features. Regional builders in Tucson include Maracay Homes, AF Sterling, Mattamy Homes and Pepper Viner Homes.

CUSTOM BUILDERS

On the high end of the market, the builders are usually willing to build homes in a semi- to full-custom manner. A custom home is just like it sounds: based on what you want. You buy a parcel of land and then pay a builder to construct the home you want. While building this way costs more than buying a cookie-cutter home from a regional or national builder, you have the freedom to choose and design the space as you please.

Architects and general contractors who specialize in custom construction are usually hired to handle this level of home.

SEMI-CUSTOM HOMES

Semi-custom homes offer a slightly less expensive way of getting most of what you want and need out of your new homes. The builder will have a neighborhood with lots already cleared and ready to be built on. They will then have several home designs to choose from, and if you would like to make adjustments to that plan, it can be done. The builder charges you per "change order" (meaning per change from the original plan), but this is a more price-effective way to get the home you want. Tucson semi-custom builders that offer this service include AF Sterling, Toll Brothers, and Miramonte Homes.
