On the NW side of Tucson two very popular and above average price point neighborhoods are having major issues with water contamination. Homeowners have been advised not to drink the water at all as high levels of dioxane and PFAS both of which can cause a wide range of health issues. Continental Ranch is unaffected as the well the neighborhood draws water from is serviced by Tucson Water. At this time there is no timetable when the pollution will be solved and residents will be able to go back to drinking the water. How does this affect real estate in the area?
In our opinion, this pollution will affect values in Continental Reserve and Saguaro Bloom as well as the overall sellability and livability of the residents. Going through the real estate market currently, it looks like a lot of homes that went under contract are coming back on the market as buyers (hopefully) learn about the pollution issues and back out of deals. Seller's will need to disclose the water pollution and I think many buyers will have a hard time accepting this issue with the neighborhood. Statistically, in Continental Reserve, the number of homes sold in the last six months (from 9/23/18) is down from the same period in 2017 although home prices are up and the average days on market is also down. The news about the water pollution in the area is somewhat new so not all buyers probably know of the issues and I would expect to see a slowdown in home sales once it becomes common knowledge.
Where else can I buy a home as an alternative to Saguaro Bloom and Continental Ranch?
Some of the other options that would allow newer homes and I-10 access would be Gladden Farms, Countryside (where new Pulte homes are being built), as well as many neighborhoods in the 85742 and 85741 zip codes. Both zip codes allow easy freeway access newer home options as well as close proximity to shopping, and dining.
