One of the most demanded features for homes in Tucson is a 3-car garage. Homes for sale in Tucson with a three-car garage sell on average for much more money than homes with only a two-car garage. The reason is simple. In Tucson, homes are short on storage. An extra garage bay allows home owners greater flexibility in utilizing their space. Three-car garage homes for sale are found all over the Tucson metro region. Some of the most common areas to find a three-car garage home are the Catalina Foothills, Oro Valley, NW Tucson, and Vail, Arizona.
Oversized garages come in all sizes, but most of the time they are more than 22ft by 22ft. They provide space to safely store multiple cars, ATV's, motorcycles, bicycles, trailers, campers, and many other recreational items
Garages are somewhat new to Tucson. Homes built prior to about 1985 typically only feature a carport. Due to Tucson's world-class climate, most home builders and homeowners never built or thought they needed enclosed garage space. Many homes that were built before 1985 now have an enclosed garage that was converted from a carport. You can tell by the fact that these garages still have enclosed closet/storage spaces within them. These spaces were a standard feature of open carports.
Types of Oversized Garages Found in Tucson
Tucson homes for sale have a variety of large garage options. The main differences are in the size of the garages and their layouts. Here are a few examples.
Standard Three-Car Garage
These garages are what most people think of when they say they want a home with a 3-car garage. The bays are side-by-side, allowing for easy loading and parking of cars, boats, ATV's, trailers, and anything else you may need to store at home. Each garage door is roughly 8ft wide by 8ft high with about 20ft of depth.
Tandem Three-Car Garage
In response to the high demand for 3-car garages, home builders have tried to save costs and lot size by introducing a three-car tandem garage plan. From the street, a three-car tandem garage looks like it will only hold two cars, but one bay of the garage is extra deep (long). This allows two cars to be parked one in front of the other. These garages also offer options for workshops and lots of storage space, while allowing room for two cars to be parked side by side.
Three-Car Golf Cart Garage
A three-car golf cart garage is, not surprisingly, exactly what it sounds like. Sometimes referred to as a 2.5 car garage, there is a 2-bay garage area for cars and then a small bay (usually about 5ft wide) with a door to park a golf cart or ATV type vehicle. Unless you drive a very narrow vehicle, you will not be able to park three cars in this type of garage. These garages are perfect for those wanting an additional small bay for motorcycles, ATV's, Razors, carts, storage, and/or a workshop area.
2.5-Car Garage
Two-and-a-half car garages have parking space for two cars plus additional space on one side for storage or a workshop area. These garages are perfect for retirees who just want some additional space or families that have kids with bikes and other items such as scooters.
Three-Car Garage with RV Parking
Three-car garages with RV parking/hook-ups are among the most luxurious garages you can find in the Tucson area. These garages typically have 2-3 bays for car parking as well as an oversized extra tall and deep bay for parking your RV during the times when it is not in use. Most of the time, these RV parking bays also provide hook-ups for your RV allowing for a one-stop storage solution. These garages are the preferred type for anyone who owns an RV, large 5th wheel, trailer, toy hauler, etc.
